Comunale Properties Celebrates Groundbreaking at Summit at Colorado Technology Center

Comunale Properties recently announced the official groundbreaking at the site of Summit at Colorado Technology Center, a new speculative development bringing Class A industrial space to small-bay users in Boulder County. The 62,400-square-foot industrial and flex property located in the CTC business park in Louisville, Colorado, is the first project to offer 24-foot-clear heights for tenants as small as 9,600 square feet. Erik Abrahamson, senior associate, CBRE Industrial & Logistics Services, along with CBRE’s Tyler Carner, Jeremy Kroner and Jeremy Ballenger are leasing agents for the property.

Powers Brown Architecture designed the project, and Alcorn Construction is the general contractor. Summit at Colorado Technology Center is slated to complete in late 2016.

Comunale Properties designed the site with a flexible layout of smaller, 40-foot bays that can accommodate a variety of tenant size requirements. The building is also only 120 feet deep, planned to host up to five tenants without creating the narrow bowling-alley feel sometimes associated with small-bay space. The building features an ESFR sprinkler system, separate entrances from both Pierce Avenue and Taylor Avenue for front office parking and rear loading, and dock and drive-in loading with a large truck court for maneuverability. The design includes wraparound glass up to 24-feet tall on the ends. Each end of the building has street exposure to create the appearance of a single-tenant building. There is also continual glass along the front of the building in addition to skylights and clearstory windows to allow as much natural light as possible. Drought-tolerant landscaping will flank the exterior.

Comunale Properties is also planning a second phase that can offer a building of up to 40,000 square feet that could be built to suit or will be developed speculatively.

Summit at Colorado Technology Center is part of the CTC business park, located at the northeast corner of Dillon Road and South 96th Street in Louisville, Colorado. CTC is home to more than 90 companies. Located minutes from U.S. 36 and E-470, its central location draws from both the Boulder and Denver labor pools. In addition to highway accessibility, the RTD Louisville Call-n-Ride provides direct service to and from CTC buildings to the U.S. 36 and McCaslin Park-n-Ride location.
